One thing I’ve learnt as a business owner is this:
It doesn’t matter whether you are dealing with a private landlord, corporate landlord, social enterprise, statutory board or government agency.
When problems happen, people will eventually go back to one thing:
*THE CONTRACT*
That’s why it is so important to vet your tenancy agreement properly before signing.
Don’t just look at the location, rental rate or how good the opportunity seems.
Ask what happens if there are delays, building defects, operational disruptions or parts of the premises cannot be used.
Make sure the contract doesn’t only protect the landlord.
It should protect your business too.
And if there are important promises or assurances given verbally, get them in writing.
Because when things really go wrong, “we discussed this before” may not be enough.
Small business owners take on huge risks when we sign a tenancy.
Protect yourself before you commit.

For the halal restaurant and dessert restaurant located at Venture Drive in Singapore, there are a few options for transportation. If you prefer public transportation, you can take the MRT to Jurong East Station, where you can transfer to Bus 183 or 197 towards Jalan Ahmad Ibrahim. Alight at Corporation Primary School and walk for approximately 10 minutes.
If you are driving, take the PIE towards Tuas and exit at Exit 38B. Merge onto Jalan Bahar toward Boon Lay Way, then turn right onto Venture Drive. Parking is available on site.
For the family style restaurant located at Venture Drive in Singapore, there are also a few options for transportation. If you prefer public transportation, take Bus 99 from Clementi Bus Interchange and alight at Jurong Bird Park. Transfer to Bus 194 or 251 and alight at Gegatina Road bus stop. Walk approximately five minutes to reach the restaurant.
If you are driving, take the AYE towards Tuas and exit at Exit 14. Turn onto Jalan Ahmad Ibrahim toward Jalan Boon Lay, then turn left onto Venture Avenue. Parking is available on site.
